About Chadwell Heath

One High Road, two planning authorities

Chadwell Heath started as a hamlet in Dagenham parish on the old Romford road, with Chadwell Street a separate hamlet just east of it. The station opened in 1864, suburban building got going around 1900, ran hard until the First World War and picked up again after it, so the stock around St Chad's Road, Wangey Road, Bennett Road and Cedar Park Gardens is mostly Edwardian and 1920s-30s terraces and semis, with 1930s streets fanning out along Whalebone Lane North towards Marks Gate. The High Road still has the 1934 Art Deco Embassy cinema building and the former police station. When London's boroughs were redrawn in 1965 the old parish line became a borough line, and nobody has merged the two halves since.

That matters for a driveway. The 2008 permeable-surface rule is the same on both sides, with more than five square metres of sealed surface draining to the road needing planning permission, but the council you apply to is not. On the Redbridge side the form, the dropped-kerb process and the fee are Redbridge's; on the Barking and Dagenham side they are LBBD's, processed through Be First. Underfoot, this is the northern end of the old Dagenham parish, where the geological mapping shows London Clay rather than the Thames gravels further south.
